10 Part To-Do List Before Selling Your Home

10 Part To-Do List Before Selling Your Home

If you are planning to sell your home in the near future, there are tons off minor details you need to cover before the big day. Ideally, it is best to plan in advance for any issues that may arise so that you have time to correct them before signing over your home. Here is a 10 part to-do list before selling your home that you can use as a checklist in the coming months.

1 – Get a Home Inspection

Your buyers will likely pay for a home inspection as well, but you don’t want them finding a problem you could correct ahead of time. Get an inspector out to check your roof, foundation, siding, and more so you can be confident about what you’re selling.

2 – Complete All Necessary Repairs

A lot of home sellers simply tell buyers about problems with their home and expect them to pay for them. Doing this will limit your buying pool because it will automatically make people think the home is in bad shape. It will also make people give you low-ball offers, which you will eventually have to accept. Pay for the repairs upfront so you can be in control.

3 – Remove Personal Items

This includes pictures on the walls and papers on the fridge. Make your home look as neutral as possible so someone else can see their family in it.

4 – Trim the Bushes

Clean shrubbery will give your home more curb appeal, and it will make other people think you’ve taken good care of your home. Of course, mow the lawn, pull the weeds, and do any other yardwork that needs to be done.

5 – Clean Out the Garage

You may think someone would breeze through your messy garage, but they may actually judge your home based on that. You don’t need to make it perfect, but at least make it organized.

6 – Put on a Fresh Coat of Paint

New paint will make your home look newer as a whole. Stick with neutral shades of beige to create a clean background for someone else to build on, and clean up the trim to make your walls pop.

7 – Clean the Windows

You want to bring as much light into the home as possible because that will make the space look bigger. Cleaning your windows will draw in more of the sun. If you have old windows that need to be replaced, take this time to do that.

8 – Replace the Cabinet Hardware

If you don’t want to remodel your kitchen and bathrooms, at least put some new hardware on the doors and drawers. This will instantly transform the look of your home for the better, and it will make each room look more modern. Best of all, it doesn’t cost a lot of money to do.

9 – Clean the Flooring

Have your carpets professionally vacuumed and polish up your hardwood floors. The better the flooring looks, the better your home will look altogether.

10 – Pick the Right Time to Sell

If you have flexibility with timing for when you list your home, wait until it becomes a seller’s market. Then you will have the best chance at making a lot of money on the sale. If you are planning on selling or staying, kitchen remodeling and bathroom remodeling can increase the return on investment when you are selling your home.
